  • GUEST MAKING RESERVATION MUST BE 23 OR OLDER
  • ABSOLUTELY NO HOUSE PARTIES
  • Should a group misrepresent themselves, they will be required to vacate the premises immediately without refund. Deposits may be refunded, rental refused, or occupancy discontinued if, in the owner's opinion, the tenant is detrimental to the property.
  • Grilling is prohibited on decks, balconies, and directly adjacent to buildings.
  • No fireworks of any kind are allowed.
  • SORRY, NO PETS ALLOWED – NO SMOKING INSIDE CONDO
  • Smoking is not permitted in any residence. A $150 fee may be charged for ionization, if smoking in the property is detected.
  • This resort is pet-free and smoke-free.
  • Trailer or car hauler parking is strictly prohibited; alternative arrangements can be coordinated through property management.
  • It is agreed that the premises shall be used only for residential purposes, no animals, and for no other purpose.
  • Tenant must observe and comply with all restrictions, laws, and ordinances affecting the premises or occupancy.
  • No use shall be made of the premises or acts done which will increase the existing rate of insurance upon the premises, or will cause cancellation of any insurance policy covering the premises.

Fees and Payments

  • A $250 security deposit will be held on your credit card for any damages after your stay.
  • Payments accepted: Visa, Mastercard, Discover, or American Express.
  • RESERVATIONS DO NOT INCLUDE: Expenses and items not mentioned, including but not limited to: transportation, tips for personal services, meals, insurance, telephone calls, and other items of a personal nature.

Cancellation Policy

  • If you cancel your reservation more than 14 days in advance of your arrival date, you will receive a full refund.
  • If you cancel your reservation 14 days or less prior to your arrival date, you will forfeit the entire (100%) rental fee.
  • All cancellations must be made by phone (call 855-44-SWEET). You cannot cancel a reservation online.
  • The company reserves the right to cancel the booking for any reason. In this instance, all monies paid to the owner will be refunded. The company is not liable for any other costs incurred by the client.
  • The company is not liable for loss or delay incurred by fire, flood, terrorist activity, political unrest, strikes, riots, war, technical and/or weather problems with transport, adverse weather conditions, or any other event beyond their control.

  • Free parking is provided for one car per unit.
  • Trailer or car hauler parking is strictly prohibited; alternative arrangements can be coordinated through property management.
  • Public parking and a trolley stop are available at the bottom of the hill; trolley service throughout Pigeon Forge is available for a nominal fee.

Utilities and Amenities Access

  • Free Wi-Fi and cable TV are provided in the unit.
  • Local landline phone service is available.
  • The kitchen includes a refrigerator/freezer, dishwasher, microwave, stove/oven, toaster, blender, and coffee maker. Dishes, glassware, and pots and pans are supplied. Specialized items such as a wok, rice steamer, or crockpot are not provided.
  • Sheets and towel sets are provided; they cannot be changed out during your stay.
  • A full washer and dryer are available in the unit. A single-use box of detergent is provided.
  • An iron and ironing board are included.
  • The outdoor pool is typically heated in April and May (depending on outside temperature); the indoor pool is heated year-round.
  • Gathering and picnic areas, outdoor grills, a quarter-mile walking trail, five-acre green space, tetherball, volleyball court, horseshoes, two playgrounds, a basketball court, and shuffleboard are available.

Safety and Emergency Information

  • Use of the swimming pool or other facilities is at your own risk. Injury, damage, or loss to your property is your responsibility.
  • Tenant assumes all risk of damage to any and all personal property of landlord and tenant, including household furniture and goods during use and occupancy.
  • Tenant assumes all risks associated and agrees to hold landlord harmless and indemnify landlord.

  • A stay includes one free admission daily to selected attractions via partner Xplorie. No timeshare presentations or mandatory purchases are required. The package totals a value as provided by Xplorie partners.
  • The resort is located on Plaza Drive between traffic lights 0 and 1, directly behind Country Tonight in the entertainment district. Trolley stop access is available at the main road, with rides throughout Pigeon Forge for a nominal fee.
